건축가 조엘 샌더스(Joel Sanders)가 설계하고 여러 출판물에 소개된 이 역사적인 크리스토도로 하우스(Christodora House)의 새롭게 재구성된 로프트는 모더니스트 절제의 상징입니다. 톰킨스 스퀘어 파크 위에 떠 있는 이 주거 공간은 원래의 강철 창문으로 틀 지어진 파노라마 스카이라인 전망과 함께 건축과 경관을 결합합니다.

원래 두 개의 아파트였던 이 공간은 백색으로 칠해진 바닥, 맞춤형 목공 작업, 단색 팔레트로 정의된 하나의 연속적인 환경으로 재구성되었습니다. 유연한 레이아웃은 로프트의 개방적인 흐름을 방해하지 않으면서 추가적인 프라이버시나 작업 공간을 위해 선택적 파티션을 만들 수 있도록 허용합니다. 차분한 단색 팔레트는 최소한의 변화로 자신만의 특수한 환경을 만들 수 있는 유연성을 제공합니다.

통합된 좌석이 거실 공간의 중심을 잡아주고, 빛과 그림자가 하루 동안의 분위기를 정의합니다. 주방은 조각 같은 형태와 절제된 기능을 결합하여 숨겨진 밀레(Miele) 가전제품, 얼음 덮인 검은 유리 캐비닛, 작업 공간이자 중심 요소로 활용되는 떠 있는 섬을 제공합니다.

수면 공간에서는 떠 있는 침대와 숨겨진 옷장이 깨끗한 건축 리듬을 이어가고, 욕실은 매트 블랙 스톤, 일본식 욕조, 얼음 덮인 유리로 대비를 제공합니다.

중앙 에어컨, 복사열, 통합된 소노스(Sonos) 사운드, 엠파이어 스테이트 빌딩의 첨탑과 동일한 LED 기술로 구동되는 맞춤형 루트론(Lutron) 조명 시스템이 편안함과 분위기를 향상시킵니다.

Modernist Loft Overlooking Tompkins Square Park

Designed by architect Joel Sanders and featured in multiple publications, this reimagined loft in the historic Christodora House is a study in modernist restraint. Floating above Tompkins Square Park, the residence combines architecture and landscape with panoramic skyline views framed by original steel windows.

Originally two apartments, the space was reconfigured into a single, continuous environment defined by whitewashed floors, custom millwork, and a monochromatic palette. The flexible layout allows for an optional partition to create additional privacy or workspace without disrupting the loft's open flow. The calm monochromatic palette provides flexibility to create one's own special environment with minimal changes.

Integrated seating anchors the living area, while light and shadow define the atmosphere throughout the day. The kitchen pairs sculptural form with discreet function-hidden Miele appliances, frosted black glass cabinetry, and a floating island that doubles as workspace and centerpiece.

In the sleeping area, a floating bed and concealed closets continue the clean architectural rhythm, while the bathroom introduces contrast with matte black stone, a Japanese soaking tub, and frosted glass.

Central air, radiant heat, integrated Sonos sound, and a custom Lutron lighting system-powered by the same LED technology as the Empire State Building's spire-enhance both comfort and mood.

Set just above the treetops of Tompkins Square Park, the loft captures the park's evolving color and calm while remaining in the center of downtown energy.

Christodora House offers a 24-hour doorman, elevator, laundry on every floor, private storage (as available), and newly renovated common spaces. Built in 1928 and once home to cultural figures including Iggy Pop, Julia Stiles, and Vincent D'Onofrio, it remains a defining piece of East Village history-an enduring symbol of the neighborhood's creative legacy.
